MAD architects knock-down rebuild project. Overlooking the Peak District, near Dronfield, Derbyshire.

MAD Architects were entrusted with the project following the client's acquisition of an existing property, marking the beginning of an ambitious redevelopment journey.

Our client, a long-time resident in the area, sought to stay rooted in familiar surroundings but faced the challenge of a traditional house that no longer suited her needs due to growing mobility concerns.

The complexity of the site, positioned outside the Dronfield settlement boundary and within the green belt, imposed significant limitations on redevelopment possibilities. Additionally, the proximity to the Dronfield conservation area demanded a careful and considerate approach in our proposals.

Undeterred by these challenges, MAD Architects embarked on a transformative journey. The existing stone building, incongruous with its surroundings and burdened by an impractical internal layout, was reimagined into a beautifully designed, three-bedroom stone cottage. The result is not merely a dwelling but a harmonious integration into the local landscape, carefully maximising solar gains and panoramic views of the surrounding fields.

Our innovative approach extends to the interior, where a well-thought-out layout, including an open-plan kitchen and dining area, ensures a seamless and functional living space. Moreover, the design allows for future adaptability, with the ground floor poised for easy conversion into a bedroom and wet room if needed.

Completing the property at the end of 2019 is a testament to MAD Architects' commitment to overcoming challenges, delivering beyond expectations, and transforming a vision into a stunning reality.

The success of our vision was affirmed when the initial planning proposal faced resistance from North East Derbyshire but ultimately triumphed on appeal.
